Reference tables showing how Scaler's GRESB-aligned property types and subtypes map to CRREM Global, CRREM North America (ULI), and Energy Star Portfolio Manager (ESPM) taxonomies, and how pathway and compliance coverage is determined.

Purpose of this article

This article explains how property types and subtypes in Scaler are mapped to CRREM pathways and ESPM property types, including differences between CRREM Global, CRREM North America (ULI-based), and Energy Star Portfolio Manager taxonomies.

It helps users:

  • Understand which Scaler property types are covered by CRREM pathways and Building Performance Standards (NYC Local Law 97)
  • See how GRESB-aligned categories are translated for CRREM modeling and ESPM compliance tracking
  • Identify when assets are not covered by CRREM Global, CRREM NA, or ESPM, which prevents certain analysis and compliance features from being available
  • Select the correct pathway when running CRREM energy and GHG analyses

This article is intended as a reference guide for interpreting CRREM results and Building Performance Standards compliance in Scaler, not as a substitute for CRREM, GRESB, or Energy Star source documentation.


Overview

Scaler uses GRESB-aligned property type and subtype names for all assets.

However, different frameworks use different property taxonomies:

  • CRREM Global Pathways use the CRREM global property taxonomy
  • CRREM North America Pathways use the ULI Greenprint property-type taxonomy
  • Energy Star Portfolio Manager (ESPM) uses its own property-type taxonomy for Building Performance Standards tracking (including NYC Local Law 97)

To ensure correct pathway assignment and compliance tracking, Scaler maintains three mapping frameworks:

  1. Scaler (GRESB-aligned) → CRREM Global Pathways
  1. Scaler (GRESB-aligned) → ULI → CRREM North America Pathways
  1. Scaler (GRESB-aligned) → ESPM Property Types

Use the tables below to understand which Scaler categories are covered under each framework and how each maps.


Scaler → CRREM Global

CRREM Global pathways provide energy- and GHG-intensity targets for most—but not all—GRESB property types.

The table below shows each Scaler property type and subtype and whether it is covered by CRREM Global.

Why ULI mapping matters

CRREM publishes a North America (NA) version of its pathways that does not use GRESB or CRREM's Global taxonomy.

Instead, the NA pathways are based on ULI Greenprint property-type definitions.

Therefore:

  • CRREM NA pathways use ULI property types
  • Scaler maps: Scaler (GRESB) → ULI → CRREM NA Property Types
  • This mapping is used whenever users select CRREM NA pathways for U.S. or Canadian assets

Scaler → Energy Star Portfolio Manager (ESPM)

Why ESPM mapping matters

Building Performance Standards (BPS) compliance tracking in Scaler—including NYC Local Law 97—relies on Energy Star Portfolio Manager (ESPM) property-type definitions.

For an asset to receive compliance settings and be tracked against Building Performance Standards:

  • The asset must have a Property type and Subtype in Scaler that maps to a recognized ESPM property type
  • If an asset's property type/subtype combination is not recognized by ESPM, the asset will not receive Local Law 97 or other BPS compliance settings

Common issue

If a client is having trouble understanding why they are not getting compliance settings for a New York asset, check the table below. If their selected Scaler property type and subtype does not map to an ESPM property type, that asset will not be included in BPS compliance tracking.
