GRESB Dashboard and Score Modelling

Use the GRESB Dashboard to model GRESB scores, track progress throughout the year, and identify improvement opportunities before submission.

Purpose of this article

This article explains how to use the GRESB Dashboard in Scaler's Analytics Portal to estimate GRESB scores based on asset-level performance indicators, understand score composition, and identify areas for improvement.


Understanding the GRESB Dashboard vs GRESB Asset Spreadsheet

Scaler provides three tools for GRESB reporting that serve different purposes:

GRESB Asset Spreadsheet (Data Collection Portal): A pre-formatted export that includes asset-level indicators required for GRESB submission. See the separate article on generating GRESB reports for detailed instructions.

GRESB Dashboard (Analytics Portal): An analytics tool that models and estimates GRESB scores using GRESB's scoring methodology. Helps you track expected progress throughout the year and identify improvement opportunities before submission.

Warning The GRESB Dashboard is meant to be indicative, not predictive. It does not include GRESB's benchmarking or validation adjustments, and is limited to data collected in Scaler. Use this dashboard for directional guidance to identify improvement opportunities, not for final score prediction.

Governance Tool (Data Collection Portal): Portfolio-level tool to collect qualitative governance data, track completeness, attach evidence, and prepare governance-related reporting.


Accessing the GRESB Dashboard

Navigate to Analytics Portal → Scores from the left-hand navigation menu. The dashboard is available at both portfolio and asset level.


Dashboard components

The GRESB Dashboard consists of two main visualization sections. Two fixed charts at the top, followed by detailed indicator tabs.

Score Modeller & Point Estimate

A donut chart showing your estimated GRESB score composition across three components:

Auto-calculated Performance Component (54%): Calculated by Scaler based on asset-level data entered in the platform

Management Component slider (30%): Adjust this slider to reflect your expected Management Component score based on indicators you'll complete manually in the GRESB portal

Performance Component slider (16%): Adjust for Performance Component indicators not collected in Scaler

Click the information icon (ℹ️) next to the chart to see exactly which indicators fall under each category.

Asset-level indicators auto-calculated by Scaler (54% of total score)

Indicators requiring manual modeling (46% of total score)
  • All Management Component indicators
  • Performance Component: Targets (T1.1), Tenant & Community (TC2.1, TC2.2, TC4, TC5.1, TC5.2, TC6.1, TC6.2), Data Monitoring & Review (MR1-MR4)

When modeling these indicators, reference your previous year's GRESB Assessment results to set realistic estimates.

Tip In 2024, GRESB global average scores were 27 points for the Management Component and 48 points for the Performance Component. Use these benchmarks when modeling your expected score with the sliders.

Strengths & Opportunities

Asset Distribution and Annual Trends

Eight tabs break down performance by indicator category. Each tab shows:

  • Annual performance trends (year-over-year)
  • Point contribution at asset scale (bar graphs)
  • Percentage of possible points achieved

How to interpret GRESB Dashboard data

Understanding how to read the dashboard is essential before diving into individual indicator tabs.

Asset bar graph layout (consistent across all Scaler dashboards):

  • Left side: Highest performing assets
  • Center: Mid-range performers
  • Right side: Lowest performing assets
  • Light gray bars: Assets with missing data for that indicator

Point contribution vs portfolio-level scoring

GRESB does not assign points at the asset level—final scores are calculated at the portfolio level after aggregating your responses. However, Scaler breaks down scoring by asset to help you:

  • Identify which assets contribute most or least to your portfolio score potential
  • Prioritize improvement efforts on specific assets
  • Visualize where data gaps exist across your portfolio

Example: You may have 100% data coverage across all assets (earning the full 8.5 points for data coverage), but some assets are missing like-for-like data (contributing 0 points to the 2.5 possible like-for-like points) or have no renewable energy (contributing 0 points to the 3 possible renewable energy points). The asset-level breakdown shows you exactly where these gaps exist so you can target your improvement efforts.

Annual performance trends

The left graph on each indicator tab shows year-over-year trends. Hover over data points to see specific values for each year.

For data coverage indicators: You'll see how close you are to achieving 100% of possible points year-over-year.

For like-for-like indicators: You'll see your portfolio's year-over-year consumption change percentage.

This helps you track whether your sustainability interventions are working and whether you're on track to meet your targets.

Using filters

You can filter all charts by property type, country, asset groups, or other asset attributes to analyze performance for specific segments of your portfolio.

Example use cases:

  • Analyze GRESB performance only for your office buildings
  • Compare how different countries in your portfolio are performing
  • Identify whether a specific property type is dragging down your overall score

To apply filters, use the filter controls at the top of the dashboard.

Downloading data

You can download any graph in two formats:

  • CSV: Download the underlying data for further analysis
  • Image: Download the visualization to include in reports or presentations

Click the download icon in the top-right corner of any graph to access these options.


Understanding the eight indicator tabs

GRESB Points (Overview Tab)

Shows your total estimated points and breakdown across seven sections:

  • Energy consumption
  • GHG emissions
  • Water use
  • Waste management
  • Building certifications
  • Tenants/Occupiers
  • Risk assessments

For each section, you'll see:

  • Total possible points for that category
  • Your estimated points achieved
  • Which specific indicators (e.g., EN1, GH1) contribute to that section

Click into any of the individual tabs to see the detailed breakdown of what contributes to each section's score.

Energy Consumption

Shows breakdown of the 14 total possible points for energy:

  • Data coverage: up to 8.5 points
  • Like-for-like: up to 2.5 points
  • Renewable energy: up to 3 points

The annual performance graph at the top shows year-over-year trends as percentages:

  • Data coverage: How close you are to achieving 100% of the 8.5 points
  • Like-for-like: Your portfolio's year-over-year consumption change percentage

The asset bar graphs below show which assets are contributing most (or least) to each indicator's score.

Where to enter this data

Energy consumption data is entered in the Data Collection Portal:

  • Navigate to Data Collection Portal → Asset → Meters & Consumption
  • Configure meters and enter consumption data for electricity, natural gas, district heating/cooling, and other energy sources
  • For renewable energy procurement contracts, navigate to Data Collection Portal → Asset → Certifications and add renewable energy contract details

Tip: Renewable energy contracts are entered under Certifications but contribute to the Energy indicator scoring, not the Building Certifications indicator.

GHG Emissions

Shows breakdown of GHG emissions scoring across:

  • Data coverage
  • Like-for-like change

Format and interpretation follows the same pattern as the Energy tab.

Where to enter this data

GHG emissions are automatically calculated based on your energy consumption data and the emission factors configured in your portfolio:

  • Energy consumption data: Data Collection Portal → Asset → Meters & Consumption
  • Emission factors: Data Collection Portal → Portfolio → Emission factors

To adjust emission factors for location-based or market-based calculations, modify your portfolio's emission factor settings. See the article on configuring emission factors for detailed instructions.

Water

Shows breakdown of water scoring across:

  • Data coverage
  • Like-for-like change
  • Water reused or recycled percentage

Format and interpretation follows the same pattern as the Energy tab.

Where to enter this data

Water consumption data is entered in the Data Collection Portal:

  • Navigate to Data Collection Portal → Asset → Meters & Consumption
  • Configure water meters and enter consumption data
  • For water reuse/recycling data, enter this in the same section using the appropriate meter monitoring method

Waste

Shows breakdown of waste scoring across:

  • Data coverage
  • Diversion rates (recycling, reuse, waste-to-energy)

Format and interpretation follows the same pattern as the Energy tab.

Where to enter this data

Waste data is entered in the Data Collection Portal:

  • Navigate to Data Collection Portal → Asset → Meters & Consumption
  • Configure waste meters and enter waste generation data
  • Specify diversion rates (recycling, reuse, waste-to-energy) using the appropriate meter monitoring method or waste category fields

Building Certifications

Shows point contribution from three certification types:

  • Design and/or construction certifications (BC1.1)
  • Operational certifications (BC1.2)
  • Energy ratings (BC2)

Each indicator shows the percentage of your portfolio's gross floor area (GFA) covered by certifications or ratings.

Important: While you can earn points for each certification type individually, the combined total is capped at 10.5 points across all certification indicators.

Where to enter this data

Building certifications and energy ratings are entered in the Data Collection Portal:

  • Navigate to Data Collection Portal → Asset → Certifications
  • Add certifications using the Add certification button
  • Select the certification type (design/construction, operational, or energy rating)
  • Enter certification name, level, issue date, and expiration date

Tenants/Occupiers

Shows estimated points for:

  • TC1: Tenant engagement programs
  • TC3: Fit-out and refurbishment programs

Important

This data does NOT automatically populate the GRESB Asset Spreadsheet. TC1 and TC3 must be manually entered into the GRESB portal. However, if you've recorded tenant engagement data at the asset level in Scaler, you can use the aggregated table shown in this tab to populate TC1 and TC3 manually in the GRESB portal.

The visualization helps you:

  • See what percentage of your portfolio has implemented engagement programs
  • Identify which assets are missing tenant engagement data
  • Prioritize where to implement programs to gain additional points

Where to enter this data

Tenant engagement data is entered in the Data Collection Portal at the asset level. Navigate to the relevant asset profile to enter:

  • Tenant engagement program details
  • Fit-out and refurbishment program characteristics
  • Green lease information
  • Tenant satisfaction survey results

Once entered, the GRESB Dashboard aggregates this data across your portfolio to help you populate TC1 and TC3 in the GRESB portal.

Risk Assessments

This tab shows four types of assessments and measures, but they function differently in terms of GRESB reporting:

RA1 - Risk assessments: The table aggregates your asset-level risk assessment data to help you populate RA1 in the GRESB portal. This data must be manually entered—it does not auto-populate the GRESB Asset Spreadsheet. GRESB aggregates and scores your selected answer options at the portfolio level.

RA2, RA3, RA4, RA5 - Technical assessments and efficiency measures:

  • RA2: Technical building assessments
  • RA3: Energy efficiency measures
  • RA4: Water efficiency measures
  • RA5: Waste efficiency measures

These indicators directly populate the GRESB Asset Spreadsheet.

Year-by-year percentage graphs show:

  • What percentage of your portfolio has implemented each type of assessment or measure
  • What has been implemented in the last 3-4 years

Tip

GRESB scores these indicators based on assessments or measures implemented in the last 3 years, so the historical trend is important for understanding your scoring potential.

Important

GRESB aggregates responses for RA1-RA5 at the portfolio level, not at the asset level. In the asset bar graphs, all assets with implemented measures show the same estimated score because the scoring happens at portfolio level. Use these graphs to identify assets that haven't undertaken any assessments or measures, not to compare relative performance between assets.

Where to enter this data

Risk assessment and efficiency measure data is entered in the Data Collection Portal at the asset level. Navigate to the relevant asset profile to enter:

  • Risk assessment details (environmental, climate, physical risks)
  • Technical building assessment dates and types
  • Energy efficiency measures implemented
  • Water efficiency measures implemented
  • Waste efficiency measures implemented

For RA2-RA5, ensure you record the implementation date, as GRESB only counts measures implemented in the last 3 years.

Blue banner: The blue banner indicates that GRESB aggregates responses for RA1-RA5 at the portfolio level. Use the aggregated tables in Scaler to populate RA1 manually in the GRESB portal, while RA2-RA5 are included in the GRESB Asset Spreadsheet export.

Best practices for using the GRESB Dashboard

Use throughout the year: Don't wait until GRESB reporting season to check your dashboard. Regular monitoring helps you identify and close data gaps proactively.

Model sliders realistically: When adjusting the Management Component and Performance Component sliders, reference your previous year's GRESB Assessment results rather than aspirational targets. This gives you a more accurate baseline estimate.

Focus on data gaps first: Assets shown in light gray have missing data. Closing these gaps is often the fastest and most cost-effective way to improve scores, since you're not implementing new measures—you're just completing data collection.

Prioritize high-impact areas: Use the Strengths & Opportunities pie chart to see which Aspects offer the most potential for point gains relative to the effort required.

Understand asset vs portfolio scoring: For Risk Assessments (RA1-RA5), remember that GRESB scores at the portfolio level. Don't try to compare individual asset "scores" in these sections—instead, use the visualization to identify which assets need assessments or measures implemented.

First-year reporters: If you're reporting to GRESB for the first time, take advantage of GRESB's Grace Period, which allows you to submit your Assessment without scores being shared with investors. This gives you a year to understand the framework and improve your data quality.

Verification-ready data: Scaler provides verification-ready data for Data Monitoring & Review indicators (MR1-MR4), which can support the full 5.5 available points in this section. Contact your Scaler representative to learn more about verification services.


Important limitations

Not a score predictor

The GRESB Dashboard is indicative only. It does not include:

  • GRESB's benchmarking against peer groups
  • Validation adjustments applied by GRESB assessors
  • Scoring changes or interpretation applied after submission

Use the dashboard for directional guidance on where to focus improvement efforts, not as a final score prediction.

Limited to Scaler data

If you track sustainability data outside of Scaler (e.g., in spreadsheets, other platforms, or manual records), the dashboard won't reflect that information. The estimates are only as complete as the data you've entered in Scaler.

Scaler update timeline

Scaler updates GRESB functionality in three phases each year:

  1. Data Collection Portal inputs: New fields and updated GRESB indicators
  1. GRESB Asset Spreadsheet export: Updated export format and field mapping
  1. Scoring dashboard methodology: Updated scoring logic and visualization

This means the scoring dashboard may lag behind the latest GRESB scoring methodology by several weeks after GRESB releases their annual Reference Guide. Always refer to the official GRESB Reference Guide for the authoritative scoring methodology.

Manual indicators

46% of the total GRESB score must be modeled manually using sliders in the dashboard. The accuracy of your estimated score depends on how accurately you set these sliders based on your expected performance on Management Component and other manually-scored Performance Component indicators.


Troubleshooting & common mistakes

Why are all my assets showing the same score for Risk Assessments?

GRESB aggregates RA1-RA5 responses at the portfolio level, not at the asset level. All assets that have implemented measures will show the same estimated score contribution because scoring happens at portfolio level. Use the asset bar graphs to identify which assets have no data, not to compare performance between assets.

My estimated score doesn't match my final GRESB submission score

The dashboard is indicative only. GRESB applies benchmarking against peer groups, validation by assessors, and interpretation of your responses that Scaler cannot replicate. Use the dashboard for directional guidance and improvement planning, not for predicting your final GRESB score.

I don't see tenant engagement data in my dashboard

Tenant engagement data (TC1, TC3) is optional in Scaler's data collection. If you haven't entered this data at the asset level, the dashboard will show 0% coverage and 0 estimated points.

My slider adjustments aren't changing the pie chart

The Strengths & Opportunities pie chart responds to slider changes, but the impact may be subtle depending on how much you've adjusted the sliders. Try adjusting the sliders to extreme values (0 or maximum) to see the full range of impact.

Where do I find the fields to enter data shown in the dashboard?

Each indicator section above includes a "Where to enter this data" subsection with navigation instructions to the Data Collection Portal location where you configure that data.
